A new brokerage…

I’m starting my own real estate brokerage! Crazy, right? Who would open a new brokerage in times of (relatively) high interest rates? It’s not all doom and gloom, the slow down is real and apparent, but as I approach my fourth year in real estate I’ve had time to develop some theories I’ve wanted to explore.

a) Average home costs are up across the nation, including Montezuma County, but brokerage commission rates have stayed the same. Why?

b) Ultimately, realtors all offer the same service, how can we distinguish ourselves from the competition? We all have MLS access, provide signage, have offices, and can write contracts. We’re all competent at buying and selling homes. What’s the number one reason someone may pick our brokerage over others?

Because we offer the same service, with 5-star reviews, local knowledge, professional presentation, and will list your home for 1.5% commission.

I ran some comparative numbers, just a random sampling of 15 transactions I’ve been a part of the past 4 years. The average listing agent commission was 2.83%, that’s a 1.33% difference; which equates to an average savings of $6,550 on the typical home in Montezuma County.

We still offer the same 2.5%-3% commission to the buyer’s agent, the goal is to sell your home. And we want to incentivize other agents to show your home and sell your home! So the buyer’s agent commission will always be competitive with other homes in your price range.

One last thing, why Montezuma Real Estate Co? Because I love Montezuma County, it’s an incredible place and I wanted to keep everything local, including the name. I am confident that local branding, professional presentation, and local knowledge far outweighs any national branding and logos.
